Selling/Renting My Timeshare

When selling a property we have two goals:  (1) Assist the seller in getting the best possible price, and  (2) Assist the buyer in finding an excellent property at a price far below what they would pay directly through the resort.

Because we are a for-sale-by-owner company, we do not charge commissions whatsoever when the property is sold.  The seller is guaranteed to receive the full amount of the sale!  For the buyer, no commissions means money saved!

No Appraisals!
Appraisals are not needed to sell a timeshare.  Of course the buyer does not want to overpay for a vacation and the seller does not want to be undersold.  Differences in the price range from one resort to the next are determined by many variables, such as location, amenities, exchange season, and unit size.  The buyer knows what the resort is selling.  The seller(s) knows what they paid. We follow the golden rule of the resale market: Beat the resort’s price!

NO Closing Costs!
In timeshare resales the closing costs are paid by the buyer.  So when selling your timeshare on the resale market, there’s no need to be concerned about any closing expenses.



NO Hidden Costs!
With commissions, appraisals, and closing costs ruled out, the only out-of-pocket expense for the seller is the one time advertising and marketing fee.  We guarantee it!  Our goal is to have a property sold within 90 days. (2)  We send direct mail offers to a targeted audience of current timeshare owners who may be looking for additional vacation spots, as well as people who have attended timeshare presentations but did not buy at the time.  They liked the concept but not the price.  We have just the solution they are looking for: great properties at great prices!  These direct mail pieces keep prospects apprised of new additions to our inventory.  YOUR property could well be included in our next mailing – a great source of exposure to just the right market! 

(3)  Our talented and experienced telemarketing team is at work on the phone every day attempting to match buyers and sellers in their mutual goal of transferring property.  Whether it’s a fixed week or floating, whether sunshine destinations or an invigorating ski vacation in the winter, there are always buyers and sellers looking for each other.  We strive to bring them together – in as short a time as possible – to make everybody happy!  

(4)  There is no need to reinvent the wheel – so we don’t.  The timeshare resort industry has spent millions of dollars perfecting the sales presentation, coupled with the incentive of a free stay at the resort, just for attending the presentation.  That has proven to be a highly successful marketing strategy, so we duplicate it.  All qualified prospects who come to our office for a presentation are given a free gift of either a 3-day Caribbean Carnival Cruise or a 3-day vacation to Orlando with Universal Studio tickets.  Our live presentations also include assistance in obtaining affordable financing, making the purchase of a timeshare possible for a greater number of attendees.

Renting


Whether you wish to be the “renter” or the “rentee”  we are here to make the process easy and profitable for you.  For the timeshare owner who is not using the property every year as planned, yet is not ready to give up the lure of a fun getaway when possible, rather than pay annual maintenance fees and get nothing in return, consider renting out your time to someone who would love to stay in a luxury resort at a price far below a top hotel rate.  As “renter” you stand to make a profit on your week(s) while you retain all ownership benefits, and as a “rentee” you can look forward to a fun-filled holiday in a five star resort, at terrific savings!  In the event you may be considering purchasing a timeshare membership, this is a great way to “try before you buy.”

We make the process simple for everyone.  Once the property is listed in our Rental Inventory and our marketing efforts find the potential match, we forward a Rental Offer to the timeshare owner.  You may accept the offer, reject it, or make a counter offer.  We act as your go-between. However, if both parties desire, you may also deal directly with each other.  Whatever your preference, we will be here to assist all parties whenever needed.
